Torrenza

I am writing this complaint to warn as much citizens as I can, Torrenza will make many promises, and you will find that none of them are true, please stay away fro Torrenza in Mazatlan, Mexico.

We made the biggest mistake of our life. John Nolan and Karem Roland are two people we wish we would have never met. We believe this contract is a fraud.

We were told that we were going to get a $3, 000 usd check a week to 2 after we came home from vacation and that would bring our balance down (talking about the purchase price). Also, if we did not use our weeks per year we would receive a $2, 000 usd check per week, which we asked them that would take care of our payment, but we could still use all the benefits like getting tickets from ticket master at 50% off for any sporting event/concert is USA.

Karem also gave us the number to call and he said it was a lady in New York, she would order the tickets and they would be mailed to us. Well the number was actually customer service for Torrenza and they knew nothing about discounts tickets. He also stated that we could stay in ANY hotel in Minnesota for 80% the price which was also a LIE.

When we returned home from the trip, it was a month and we did not receive our money. WE were told we could get a call were we could send our $3, 000 usd check and also a packet welcoming us into the Family. NOTHING WAS EVER SENT AND NO CALLS WERE EVER MADE. I´ve sent many emails asking what is going on and no response to anything.

Torrenza made many PROMISES and made the whole deal sound too good to be true, and well it was.

Victim of Torrenza

I too have been a victim of Torrenza. How sad that a few Americans and Mexicans, have gotten together to defraud humankind. That these few humans have disgraced two countries with no shame by resorting to the lowest of lows by their dishonesty and corrupt behavior. Yes, money is involved, however, it goes much further than this. Families that have decided to invest their hard earned money into something was to have benefitted all involved. Investing money into a country that by the way depends somewhat on the US dollar. The resorts, the agents, as well as the vested should all be rejoicing after the investment. But this is not the case, and, due to selfish greed, somehow Torrenza have knowingly and willfully allowed these type of transactions to continue. How sad for them to think that this is good business. Just how long before they all have to answer for what they have done, no one knows? But, I hope everyone wins their case. I personally have not done anything other than emailed this company with no success. I lost $11,000.00. Yes it's a lot of money, and shame on me for believing my fellowman. My future outlook is that I have my health and my family and I REFUSE TO LET THIS LOSS OR THESE PEOPLE GET THE BEST OF ME. I will help if I can with my situation if you need me too.

Torrenza presentation

Last week my wife and I were in Mazatlan and attended a time share presentation at Pueblo Bonito Emerald Bay. My wife was so impresses she decided to buy. The next day we went to a Torrenza presentation. It was much different than the low key Pueblo Bonito presentation.

After a breafast with a nice lady from Canada by way of of the Czek Republic, we were turned over to "Johnny" who was very nasty and intimidating. We told him that we had purchased a time share at Pueblo Bonito the previous day. He said that was no problem, that he would cancel the deal for us if we bought at Torrenza. He first tried to sell a $119,000 package and then fell back to a $19,000 package. His description of the deal sounded good, in fact it was too good to be true. He finally let us go when he was certain he could not sell us. By that time we were worn out and a little angry.

We were turned over to another man. A big, ugly guy who told us he merely wanted some feed back on how we were treated. However, after a few questions he proceded to give us a new sales pitch which we refused. He finaly told us to go and pick up our prized.

Our experience with Torrenza was not good and I am happy that we had no intentions of buying. I am sure that we will be much happier at Emerald Bay. Sept. 9, 2009

IVFmom; I have heard the lawyer's names Gonzales mentioned elsewhere, but know nothing about them. They seem like a popular name to pop up on the TA forums regarding timeshares in Mexico.

NOTE: just check that this law firm doesn't want any retainer to do any work, i.e. no cash up-front. We all know what that means with respect to (wrt) timeshares in Mexico....

Pokey, your latest post hits it on the thread for me. I think I would rather send Torrenza a registered mail "Cancellation of Contract" letter. Then, I am only on the hook for the deposit monies. I would not have to worry about paying any further monies to Torrenza. I could pay another 6 months of monthly payments and see if anything comes from the Sierra "guarantee", but if it doesn't, then I have only the "possibility" that my credit card company can legally challenge the original contract deposit. I would also have to file seven (7) additional credit card charge disputes, due to the additional payments I would make to continue this charade to see if Sierra would sell my other timeshare. With the economy the way it is, I rather doubt it.

NOTE: 7 additional payments equals 6 to Torrenza and 1 to Sierra for Registration.

Torrenza Towers

While I understand the reluctance based on misinformation given during the sales presentations, there is an underlying theme in these threads that the Torrenza Towers will never get built. And yet I have not seen a shred of real evidience in these discussions to base this on. We get a lot of conjecture and rumors, but few facts.

Sales people have always been known to exaggerate reality - it is frustrating to have fallen for sales gimmicks, but that does not necessarily mean that you won't eventually get an ownership in a condo.

If you are stuck in a contract, it is not necessarily a given that you have lost all your money - who knows? Only time will tell. If you try to fight it after the 5 day period, you may be "throwing good money after bad"

Torrenza

I agree with much of what IVFmom wrote. I too was taken in somewhat by the promise of rentals thru Sierra Club Rentals only to find that the written promise only states that they will "accept" my weeks into their inventory - not the guarantee that was described to me.

When we purchased our weeks, we effectively took a line of credit with Bank of America (BOA) for the amount due, such that Torrenza was paid directly by BOA and our loan contract is with BOA. Thus, after the 5 day waiting period, we cannot refuse to make payments, as our loan contract is with BOA not with Torrenza.

If you didn't cancel the contract exactly as defined in the contract within 5 days, my guess is that you will remain legally liable for the amount due.

We have also been "suckered" into buying by Torrenza and I have posted the following in a group call Torrenza at Facebook.

Have you been told "We guarantee to purchase your time share for $------US as well as We guarantee to rent your time with Torrenza for the first five years for $------US"

Did this make your eyes light up and then when they showed a "guarantee" with two sets of figures on it, did you go WOW!! this is a great deal.

Well you now have 5 DAYS in which to rescind your contract and my advise is do it now! Do NOT wait.

Two Points WHY!!

1. Item 9 ( Section B) of the contract reads,

Member has not received or relied on any promise, offer or inducement of any kind, oral or written, not set forth in this agreement. Member agrees that this agreement shall constitute the entire agreement of the parties, and shall supersede all prior or contemporaneous agreement, written or oral. The company sall not be obligatedbeyond the express terms set forth herein. Membership is intended for the use of members and guests, not for rental or investment. Company makes no representations regarding the market for vacation interval of exchange.

2. The paper they show you with the prices disappears and is replaced by a letter (signed by a Torrenza representative) that reads,

We guarantee ro accept into inventory your (timeshare name) membership consisting of (description of your timeshare) for a total value for sale of $------ for liquidation in 150 days.

The magic play on words here is guanantee TO TAKE INTO INVENTORY. They do NOT guarantee a sale at all.

The Guarantee to rent your property is the same wording..Guarantee to accept into inventory for rental return. Again no guarantee to rent (which is kind of hard to do since it is not even built yet!!

Item 12 of the contract explains how to rescind the contract.

Member has the right to rescind this agreement bywriting and stamping original signature within five days afterthe date member signed this agreement by,

A. Returning all documentation to the member service representative at the resort and obtaining a signed receipt therefore, and

B. sending written notification by CERTIFIED mail, return receipt requested to the contact centre. ( the address is there in the contract).

If done within five days, you should receive a refund in 15 days, if done outside of the five days you do not get a refund of you deposit (all this is stated in Item 12.)

There is more in the contract that you need to read carefully!!

If it sounds too good to be true..it is!!

We are presently trying to find any help we can get to get out of this contract, we are talking to Profeco and looking for a lawyer in Mazatlan, but after reading the contract very closely, we think the best we could do is writeoff our deposit and cancel the contract.

Rescind

Please take that contract back and rescind!!!!!!

TRUST ME. I am fighting with these guys as we speak. Everything they promised me are total lies. I have filed a Profeca complaint, and are considering my legal options with attorneys in Mexico to take them to court.

Do not believe the guarentees they give you from Sierra. You will find out after the 5 day rescind period is over and be very sorry.

Why, might I ask?

I'm calling them again this week, and their brokerage firm, Sierra, just to see what is up.

I heard from a contact in Maz that the sales office got demolished back in April ... after we left. So, I want to get the scoop as what is happening.

NO more money for them, until I get a written guarantee - in Spanish too - of their promises.

No guarantee. No money.

I'll write the deposit off as a lesson learned the hard way.

My wife and I are in agreement with that aspect of it. We have drafted up some serious questions to ask by phone.

I'll be weighing in heavily into whomever I get on the phone, and I won't be tolerating any procrastination.

Be aware of a major time share scam in Mazatlan. La Torrenza is a major scam and the sales people are rip off artists. Remember the old saying, "If it sounds too good to be true, it is". We just bought with Torrenza in March 2009 and I think it's a big scam. We tried to email then and our email would never send. We have phoned and left messages with them and they never return your call. We did finally contact someone and they say we will call you back and never did. The guy we bought from gave us his email address and said email me anytime you have questions and his email is fake also. I just love it when I get screwed. I knew we should not have bought with them , I advise others not to buy with Torrenza also.

Torrenza Criminals

Sadly, we got sucked in and bought at Torrenza. After reading all of the paperwork carefully, we spent the next 2 days ungoing our purchase. Nothing that we had been promised was in the contracts!!!!! After following all of the necessary steps in the contract, we have heard nary a word from Torrenza and they have yet to refund out $$. This group is a bunch of criminals, stay away from them.

Torrenza hasn't even progressed to the point of applying to the city for permits

Fortunately (or unfortunately, just depending on your feelings about monster towers on the beautiful Golden Zone beach), this project is still "pie in the sky". No preliminary work being done and I understand the project hasn't even progressed to the point of applying to the city for permits to begin, at least that's the scuttlebutt around the Golden Zone.

Torrenza Private Residence Club Resorts

I've been to Los Cabos a number of times, Puerta Vallarta, Bsarais, I've travelled down the Baja for a six month journey with a small trailer and I have always been treated with respect and honest from any Mexican I have met.

My perfect record came to an end in Mazatlan.

I have purchased many trips, excursions from beach vendors and this vacation was no excretion. Since the beach vendors are not allowed on the hotel property ( they are allowed on the beach in front of the hotel just not on the property of the motel) I was able to avoid them for the most part. I was not looking to buy any trinkets, toys, clothing, hats, timeshares or anything else. Alas, on the one my wife and I ventured to the ocean the timeshare sharks came out to play.

Daniel Campos asked me if I want to go on a boat trip to Stone Island. I had read about Stone Island and was interested in the day trip. I said to Daniel as long as it does not involve a timeshare I am interested. He said he sells timeshares but can also book us on the boat without a timeshare presentation. He said he makes his commission for this service too. I said sure why not. He was offering it about $10 cheaper than the hotel. Not a big difference but Danie was doing his best to make a living chasing people like me around in 100 degree weather.



He produced a paper with the Torrenza Private Residence Club Resorts and telephone 112 08 20 invitation to timeshare on it. I said no timeshare. He said of course not and he crossed out the part of the contract that said I was to have the 90 minute timeshare. He wrote the name of the boat I was to go on... The Titanic. Now that was funny! He asked me for 200 pesos (about $20 ) deposit and the rest would be paid when i got to the boat.

Again I asked him if there was no timeshare and that he was being upfront with me. He assured me all was good and that a red pick up truck (there are many of these picking up and dropping off people to tours) would collect my wife an I at 9 am the next day. The next day we were at the pre arranged pick up spot just before 9 but no one ever showed. We waited till 9:45 My little contract had a number on it for the timeshare so I walked back to the hotel and phoned the Torrenza properties. I explained my situation and the man answering the phone knew Daniel Campos. He said he would check into it and phone my hotel room right back.

My wife and I waited for about an hour and no call. Instead of ruining our day we headed down to the Riu pool and would pick up his message later. No one ever called and left a message. So $20 is not the end of the world to me, but I get disgusted with unethical people.

I suspect something went amiss and no person was trying to rip me off but for God's sake if you screw up do what you can to put it right. Torrenza would be getting rave reviews on this site instead of two thumbs down for ignoring me after I took the time to call. I'm on vacation, I don't want to deal with assholes.

Torrenza Reputation Mazatlan

I live in Mazatlan and know firsthand the reputation that Torrenza has. They are know through out Mazatlan as the largest scam in town. Here is proof that Torrenza is a scam. They have been selling people on their Torrenza Tower since 2007 and still not so much as a foundation has been laid. You can see proof that they have been promoting this tower since 2007 by taking a look at the following website. This shows that their site has been in operation since March 13th 2007 and not so much as a brick has been laid. If your coming to Mazatlan do your self a favor and remember this name. Torrenza. If you hear someone pushing this timeshare walk the other way. They are nothing but liars and they ruin so many vacations.

It’s has been very hard for us to get in touch with someone there, they are thieves and in addition they are cowards who do not have the courage to answer my emails

At the presentation, Torrenza tried to sell us a timeshare and in order to do so, they guaranteed the purchase of our Mayan timeshare for 49,900 USD and because they were still under construction they offered us to rent Torrenzas timeshare for five years to give them time to finish the construction. They rushed us to sign the paperwork without giving us time to read them.

At the presentation they told us that they would rent it for us, but when we were signing, they gave us an affiliation with Sierra rentals which is the company that take care about the rentals and resales, all the presentation was based on it and one time we signed they just said there are no guarantees.

The seller made us believe that they would sell our Mayan property and after speaking with this company we discovered that’s a lie.

We went back to our sales person with some questions since we did not get any paper that stated the resale of our Mayan property. We asked the salesman for it and he refused. We asked the manager to cancel the contract. We told them we were in our 5 days right to cancel and he refused to it, stating that we had waived that right because our contract for some reason was “active “already.

What they did is illegal, they are liars.

File your claim with Bank of America now. I did and received my money back. I did follow the cancellation procedures and even tried to cancel in person and they threatened to have security remove me. The next day I went back and no one was there that could help me. They said they gave Customer Service the day off. I called B of A from Mexico and they reversed the charges immediately.

Timeshare at Torrenza


On March 23, 2009 my parents (elderly) listened to a sales pitch by Torrenza while vacationing in Mazatlan. After listening to the sales pitch they were interested by the prospect of trading another timeshare of theirs for one at Torrenza. One agent left and returned after 15 minutes and indicated a verification of ownership of the timeshare and its estimated value.

A discussion ensued regarding the trade of the specific timeshare and no need of money, only that signatures were needed on the documents laid before them. The documents indicated the total value for Torrrenza and $0 balance due.

Upon returning to the States they received a “new account” credit card statement from Bank of America for the amount of the timeshare at Torrenza. They were under the belief that they signed a “Bill of Sale” trading/exchanging their other timeshare with no further compensation due.

We bought at the "Torrenza Boutiques" on March 29th 2009. 2 "Red" weeks ??? Were any of you told you would receive a box within 4-6 weeks? We were, and have yet to receive it. We have called spoken to our salesperson, his father-in-law to be, and the guy in accounting (who wants the balance of $12,900). We paid the B of A, credit card with $10,000 from my husband's 401K we borrowed from. I called the B of A a month ago, and asked about them, he said to wait a month as see as I had 90 days to file a fraud claim. I am thinking after reading this, that I may need to do so now.

Where you still in the grace period for voiding your contract or over? We are way over but would like to get out because all they did was lie to us and while we were signing our contract we joked about being thirsty for a beer and they gave us some while signing and I heard that is a big no,no! Any help would be great thank you!

Update: I was able to get my credit card company to reverse the charge for Torrenza deposit and Sierra club "rental fee" and you are so right IVFMOM, it is a bait and switch how they have the 2 different pieces of paper. I was in discussion with sierra dozens of times, for one, had a hard time actually getting someone on the phone, and to get an answer from her was impossible. It is a front, where they grab your money and do nothing with it. She even hung up on me when I started asking to speak to her "salesman" who was actively trying to sell my Mayan weeks.

I would suggest for anyone who got screwed by them is to take a seat sale back to Mazatlan and print off hundreds of flyers and go from resort to resort handing these flyers out to all of the people staying there, and give a copy to torrenza so they know it's you. Don't do it in front of the building as they will get their "security" to remove you.

Mazatlan quickly read ITEM 12 on how to rescind the contract...You have 5 days

We were in Mazatlan in April and also went to the presentation. The people are very freindly and informative. They have lots of information on this project and are very excited about it.
They guarantee to rent your suite for the first five years and to sell your "other" timeshare if you have one at a very good price. They show you two prices (on paper) one if you buy a one bedroom and one if you buy a two bedroom. Your eyes light up and you think WOW!! what a deal.
My advise..start running now and sign NOTHING!!
This original piece of paper diappears and the "guarantee" becomes a "guarantee to PUT INTO INVENTORY" by another company (Sierra), anything they promised you verbally is replaced by a clause in the contract that states that the written contract replaces any oral promises.
If you have signed...quickly read
ITEM 12 on how to rescind the contract...You have 5 days before you have to fight for or loose your deposit!

I live in Maz full time. I walk my dog everyday on the beach and walk past the site of Torrenza............there is NOTHING going on. NO construction work !!
Everything has ground to a halt ?

This is definately a Rip Off all talk no action. When you get them on the phone they lie about everthing. We will call you, we will email you all lies. Still wating for a return phone call from April 1st. Stay away from this one it stinks. This started in early 2007 approximately and still no building. Look around Mazatlan. All the other projects that started at that time are almost complete.

These stories are very familiar to us. We bought at Torrenza and received lots of promises but no action. We have been ripped off to the tune of 19,000 USD and have nothing to show for it. STAY AWAY.

Yes, torrenza is the biggest fraud in Mexico, even bigger than the Mayan, but we could see the similarities of the BS that they tell you. Save your time, money and enjoy your vacation and DO NOT VISIT torrenza!! I have a website that I am working on and have google adwords lined up to make sure as many people see the truth.

We did go to many presentations while we were down there, to check out the many new resorts and of course since they are paying us $200 USD to go for breakfast, why not.

They lied to us directly to our face, telling us that our current timeshare is worth 5 times more than what it's really worth, and that they will buy it off of us in 90 days if they couldn't sell it. If they couldn't sell it, they would refund our deposit, so it was a no lose situation for us, so we thought. We feel stupid for falling for their BS, but wan't to make sure that no one else falls for it.

After numerous attempts to get this cleared up, they offered us a settlement and were going to send us a check for the full amount of our deposit. We have not heard from them since.

PROFECO Mazatlan Torrenza.com.mx

We were in Mazatlan last week to celebrate our anniverary. We had pledged to never attend another timeshare presentation, but we decided to attend the Torrenza presenation. Well, we had no interest in buying, in fact I told my salesman about my PROFECO case pending against a competitor's resort in Mazatlan. My PROFECO case seemed to cause quite a stir in the sales room, and other staff came over to ask me about my sales experience, and of course, they asked who my salesman was and what resort I had made the claim against. On person, even told me to stop by the PROFECO office in downtown Mazatlan to check on the progress of my case. We were told the PROFECO has the same type of power in Mexico as the IRS has in the US, and that the resort will have to hire a private attorney to represent the resort at the PROFECO hearing, which for us was held in early February. There can be as many as three PROFECO hearings scheduled, and if the resort does not attend the hearings, fines can be levied against the resort for non-compliance. Well, I have to admit that I was glad that I did change my mind about attending the presentation. I learned alot about how the PROFECO process actually works from the inside. The resort that committed the fraud against me, literally stole thousands of dollars. Now, I know that they will be responsible for paying extensive legal fees for the fraudulent business transaction.
I greatly appreciated the insider information from Torrenza. No, I would not consider buying there. The plan is very adventagious and I wonder if it will be accomplished as designed to scale. They said that they had to have special engineers fly in to check to see if the construction will somehow affect the construction of the neighboring hotels.

Torrenza Mazatlan Mexico

I can totally relate to you, i´ve had a couple of similar experiences while dealing with timeshare, condos and such.
Most of those guys want to reel you in with gifts and talking to you using big words like you´re not going to understand what they´re talking about.
On the other hand it didn´t happen with the people from Torrenza so i decided to invest with them just because it seemed like a good deal, but i did experience something like you with other companies.

TORRENZA

After sitting thru numerous timeshare presentations throughout our lives, you would think we would be better informed. But no, we succumbed to the wiles of the fervent salesmen at the TORRENZA. The TORRENZA is being billed as a Private Residnece Club or fractional ownership but the story is the same.

We currenlty have a fractional ownership of a month on a 2 story, 3 bedroom/3 bath house in Marina Gardens which is a gated communityof almost all full time owners. That isn't working out for us and we want to get out from under it. In the meantime, enter the saviors at the Torrenza. They vehemently assured us that their company would buy our share in the house for the full value of the money we have into it. When our Torrenza sales person couldn't deliver us, they called in the heavy hitter, Jesse Rodriguez, who verbally promised us the full amount of our fractional onership at Marina Gardens . . . . PLUS, of course, we were given BONUS weeks that we could sell back to the so-called marketing arm of the company! So we were going to get this screaming deal on this fabulous private club for a measily pittance. They were so sincere. They made so many phone calls for us, they brought in our contact person from Marina Gardens to assure us it was a legit deal. They worked us for hours. Altho we had heard this song and dance before, being the trusting old souls we are, we bit on it.

After reading everything over in our room later that evening, we realized we had been "had" and went in the next day to cancel since we were within our 5 days, according to Mexican law. They were not a cooperative, congenial group and now we are going to battle with them for our down-payment back.

If you have read or heard all the horror stories about the MAYAN, be warned that this sales group is from the Mayan and are using all the same dirty, nasty tricks! Stay away! If you are heading for Mazatlan in the near future, burn the name TORRENZA into your brain so you can head off any attacks from that group!
